Overview
Audie Murphy Ranch is named after the WWII hero and actor (the most-decorated American combat soldier of the war) who once owned a ranch on this land. Today it's one of Menifee's most popular master-planned communities, built primarily from the late 2000s through today, with multiple builders (Lennar, Richmond American, KB, D.R. Horton among others over the years) and ongoing new releases in some phases.
If you want a newer home with modern floorplans, real community amenities, and a strong young-family base — this is usually the first place I take buyers.

Pros & Cons (The Honest Version)
Pros
- The sports park is genuinely impressive — multiple sports fields, basketball courts, picnic areas
- Splash pads and playgrounds throughout the community
- Walking trails connecting different pockets
- Newer construction = lower maintenance, modern energy efficiency, often still under builder warranty
- Strong school options (newer campuses to match the community)
- HOA is reasonable for what you get
Cons
- Smaller lots than older Menifee neighborhoods — if you want a quarter-acre, this isn't it
- HOA + Mello-Roos. Audie Murphy Ranch has Community Facilities District (CFD) special tax assessments. These add meaningfully to your monthly housing cost.
- Streets and floorplans can feel similar — easy to get lost in your own neighborhood the first month
- Commute to OC/SD is no joke — drive it at your actual commute time before committing
Lifestyle and Amenities
- Audie Murphy Ranch Sports Park (one of the best in Menifee)
- Multiple pools and splash pads (varies by sub-community)
- Extensive walking and biking trails
- Community events through the HOA
- Memorial elements honoring Audie Murphy throughout
HOA + Mello-Roos — Read This Twice: This is the single biggest thing buyers don't realize about Audie Murphy Ranch and most newer Menifee communities — the effective property tax rate is higher than older parts of the city because of Mello-Roos / CFD special assessments. A home listed at the same price as a comparable Sun City or Menifee Lakes home will cost you more per month. It's not a dealbreaker — you're paying for the new schools, parks, and infrastructure — but you have to factor it into your budget. I'll walk you through the actual tax bill on any home you're considering.
Schools, Shopping, Commute
- Newer Menifee Union elementary/middle schools serve the area
- Heritage HS or Paloma Valley HS for high school depending on boundary
- Shopping: Newport Rd corridor and the I-215/Scott Rd retail buildout
- Commute: I-215 access via Scott Rd or Newport Rd — Scott Rd interchange was rebuilt to handle the growth
Is Audie Murphy Ranch Right for You?
This is the right neighborhood if you want newer construction, you have kids who'll use the parks and sports fields, you don't need a huge lot, and you're financially prepared for the Mello-Roos. It's the wrong neighborhood if you want acreage, mature trees, or the lowest possible monthly housing payment.
