That focus is the whole point. I'd rather know one city deeply than five cities superficially — because that's what makes the difference between a home that sells in 14 days for full price and a home that sits for 90.

What working with me actually looks like

Most agents will tell you they're "full service." That's table stakes. Here's what makes the work different:

For sellers

  • Pre-listing walkthrough — I come to your home before we talk listing strategy. I want to see the floorplan, the lot, the condition, the things photos can't show.
  • Honest "what to fix" advice — I'll tell you which updates pay back and which don't. Sometimes the answer is "list as-is and price accordingly." That's usually unpopular advice. It's also usually right.
  • Neighborhood-specific pricing — Sun City pricing logic ≠ Audie Murphy Ranch pricing logic. I price your home against the actual buyer pool, not a city-wide $/sq ft.
  • Direct communication — You get me on the phone. Not an assistant, not a junior team member, not a delayed text relay.

For buyers

  • Real neighborhood tours — We drive 4–5 neighborhoods in a day so you can feel the differences. Maps don't tell you which streets feel busy at 7am.
  • Commute reality check — If you're moving from OC or San Diego, we drive the actual commute at your actual time. The Google Maps estimate is optimistic.
  • HOA + Mello-Roos breakdown — For every home you're considering, I'll show you the actual monthly cost — not just the listing price. This number kills more deals after the offer than anything else.
  • Patient timing — I'd rather help you find the right home in 8 weeks than the wrong one in 8 days.

Where I work

Primary focus: Menifee, CA — every neighborhood, every micro-market.

Active in: Murrieta and Temecula for relocation buyers comparing markets, and for the occasional listing where it makes sense.

Not the right fit: If you want an agent who works 12 cities and "knows them all," that's not me. The whole point of focusing here is to actually be the expert when you call.
