Menifee is what happens when a bunch of master-planned communities get stitched together and then officially become a city. It was incorporated in 2008. Today it's home to roughly 110,000 people and growing fast.
Here's the thing most buyers (and frankly, most agents) miss: "Menifee" doesn't behave like one market. A home in Sun City and a home in Audie Murphy Ranch are five miles apart and might as well be in different cities — different buyers, different price points, different HOAs, different lifestyles. Choosing the right neighborhood matters more here than in most cities I work.

Family-Friendly Neighborhoods in Menifee
If you've got kids or are planning to, these are the areas to look at first:
- Audie Murphy Ranch — Newer construction, big sports park, walking trails, parks every few blocks. Strong young-family vibe.
- Heritage Lake — Real lake, paddle boats, splash pad, summer concerts. Very social neighborhood.
- Menifee Lakes — More established, lots of trees, parks, and the lakes themselves. Older kids ride bikes around here in a way you don't see in newer communities.
- Centennial — Newest family construction. Smaller lots, but you get a brand-new home and modern layouts.
55+ Communities in Menifee
Menifee has one of the best concentrations of 55+ housing in the Inland Empire:
- Sun City — The OG. Built starting 1962. Older homes, lower prices, low fees, golf, single-stories.
- The Oasis — A gated 55+ community off Newport Rd. Newer than Sun City. Pool, gym, clubhouse.
- Solera at Kensington Estates — Smaller 55+ community with detached single-family homes and an active clubhouse.
Civic Association vs. HOA — big difference. Sun City has a Civic Association (much lower fees); the newer 55+ communities have full HOAs with higher dues but more amenities. Know which you're buying into before you fall in love with a floorplan.
New Construction Communities in Menifee
If you want a brand-new home, these are the active or recently-built communities to know:
- Centennial — Active builders include Lennar, KB Home, Richmond American depending on the phase. North Menifee, near Scott Rd.
- Audie Murphy Ranch (newer phases) — Still has new releases in some pockets.
- Shadow Mountain (south Menifee) — Newer master-planned with mixed builders.
- Townes at Audie Murphy / attached product — For buyers who want new construction at a lower price point and don't mind shared walls.
A note on new construction: builder list price is rarely the best deal. Incentives, design center credits, and rate buydowns are where the real money lives. Bring a buyer's agent (it's free to you) so someone is negotiating on your behalf, not the builder's.
More Affordable Areas of Menifee
If budget is the driver:
- Sun City — If you're 55+, this is the most house for the money in the region.
- Older Quail Valley sections — Larger lots, sometimes horse property, generally lower price-per-square-foot. Some areas are still on septic — verify before you write an offer.
- Romoland and parts of north Menifee — A mix of older and newer, with some real values if you're patient.
- Pockets of original Menifee Lakes — Resale homes from the 90s that haven't been updated yet often price below the surrounding market.
Upscale Pockets of Menifee
Menifee isn't known as a luxury market — but there are pockets where you'll see custom homes, larger lots, and view properties:
- The Lakes at Menifee Lakes (waterfront and golf course homes) — Premium lots inside Menifee Lakes can run well above the city median.
- Audie Murphy Ranch — premium lots — Hilltop lots and view homes carry a meaningful premium.
- Custom homes on acreage in Quail Valley and east Menifee — If you want land, horses, or a shop, this is where to look.
